The MLS (Multiple Listing Service) is by
far the most powerful real estate marketing tool
available. The MLS is a network where real estate
brokers pool their listings together. Real estate
agents working with buyers use the MLS network
almost exclusively to find properties for their clients.
Since a significant number of buyers work with real
estate agents, MLS exposure will greatly
increase your
chances of selling and selling faster. Most clients of
real estate agents are also set up on auto-email
directly from the MLS. Any time a property gets listed
on the MLS that meets the client's search criteria, it
is automatically emailed to them. MLS listings are also
automatically uploaded to dozens of popular real estate
websites and services. Many of today's buyers choose to
search these internet sites on their own in searching
for properties.
A Residential Listing Contract with an
MLS member real estate brokerage is
required to be listed on the MLS. The MLS also requires
that a co-broke commission amount be paid to any real
estate agent/broker who finds a buyer for your property. This
amount in our area is traditionally 2.4%, but
it is determined
upfront by
you (a realistic range is 2.0%-2.4%, but we still
recommend 2.4% to assure your property is most
marketable). With our MLS Listing Plan, if the buyer
of your property is not working with a real estate
agent/broker, then you won't owe any additional commission
beyond the prepaid fee for the service. Since many buyers today search the various
internet sites that carry MLS listings on their own, a high percentage of our
MLS Listing Plan properties sell
without a realtor and no co-broke commission owed!
